Three addresses, one regime § 01
Tarrant Appraisal District’s current 2026 residential file carries 64 residential accounts under the Arthouse Condominium legal description, spread over three Museum Way addresses: 53 at 2608, 8 at 2604 and 3 at 2600. A sixty-fifth record at 2600 is the common-area parcel, valued at $1. One 2608 account covers two combined homes, units 3518 and 3519. The file repeats one more 2608 account (41082885, lot 3215) on two identical rows; it is counted once here, which is why this file previously showed 65.
The 2608 building is where the choice is. Forty-one of its 53 accounts are one of two plans by living area: 22 at 1,730 sf and 19 at 1,502 sf. The 2604 building is mostly 1,899 sf homes (six of eight), and the three at 2600 run 1,586 to 1,624 sf.

TAD’s value spread § 02
Total values on the 2026 file run from $191,972, on a 1,060 sf home (lot 3301), to $667,691 on the combined 3518–3519 account at 2,810 sf. The median is $332,741. Six accounts show a deed recorded after July 24, 2025, and seven have a latest deed older than 2016. These are appraisal figures; Texas is a non-disclosure state, so sale prices aren’t public.

The 2006 record § 03
TAD records a 2006 year built on all 64 accounts. The governing documents are on file with the Tarrant County Clerk: the Condominium Declaration for Arthouse (D206091501) and the plat (D206107565), followed by a series of amendments through a fifth amendment (D209170486) and a notice of amended dedicatory instrument (D216301274). A buyer’s title company can pull each one by number.

Who runs the association § 04
The latest certificate on the state registry, recorded January 11, 2022, names Arthouse Condominium Association, Inc., managed by Somerset Association Management of Dallas, with owner records on TownSq. It lists a $375 resale certificate, a $75 update, a $45 new-account setup fee and a working-capital contribution of two months’ dues. That filing is more than four years old, so confirm the current manager and fee schedule before you rely on it.

All 64 accounts carry TAD city code 026 (City of Fort Worth) and school code 905 (Fort Worth ISD). Tarrant County taxes apply. Confirm the assigned campuses with FWISD’s boundary tool; this file doesn’t name them.

None of them rose for 2026. Compared account by account with TAD's 2025 certified file, 31 held and 33 were lowered, for a median change of −3.2%. The 2026 median total value is $332,741, and the middle half of accounts fall between $282,800 and $383,000.

The 2,810 sf maximum is a single account covering combined units 3518 and 3519. The mailing-address count is a rough stand-in for owner occupancy, not a homestead count.
Who it suits — and the tradeoff
Art House suits a buyer who wants a mid-size So7 home, with Trinity Park and the Cultural District museums within walking distance. Forty-four of the 64 roll accounts fall between 1,502 and 1,730 sf.
The tradeoff is concentration. Fifty-three of the 64 homes sit in the 2608 building, the one this file describes as stacking residences over parking along the rail line, so most options come with that rail-side setting. The lower 2026 values lighten the tax bill, but they also mean TAD's figures offer no support for a price gain.
