Sixty-three homes at 4605 Cedar Springs § 01

On the 2026 certified roll, the Dallas Central Appraisal District carries 63 residential accounts under the legal description Westside Condos, all at 4605 Cedar Springs Rd, ZIP 75219. Unit numbers start at 101 and end at 340. The association’s certificates call the regime Westside Condominium and Westside Condominiums. No developer or association document we opened gives a unit count, so the county’s 63 is the figure used here.

DCAD records every account as a one-story home, so each unit is on a single level. That field says nothing about how tall the building is, and the floor count stays blank.

An entry-level value band § 02

The county values Westside between $216,810 and $344,520, with a median of $286,160. Half the accounts fall between $260,000 and $318,400, and the median works out to roughly $314 per square foot of living area on the assessment. The top value is unit 137, a 1,188 sf two-bedroom. The lowest is unit 316, a 657 sf one-bedroom.

Nothing went up for 2026. Comparing the 59 accounts present on both the 2025 and 2026 certified rolls, DCAD held 55 and cut 4, and the group’s combined value fell 0.9%. Thirty-five accounts (56%) have a homestead exemption, and 14 of those owners are taxed on a capped value below this year’s market figure. Owner tax mail goes to the building on 71% of accounts.

Turnover is light. Three deeds are dated August 1, 2025 or later, eight since August 1, 2024, and the latest is June 1, 2026. Seventeen owners last took title before 2016. The roll reports appraisals and deed dates; Texas is a non-disclosure state, so sale prices aren’t public.

Mostly one-bedrooms, and one plan with two counts § 03

Forty of the 63 accounts are one-bedrooms, running from 657 to 1,044 sf. The other 23 are two-bedrooms of 914 to 1,188 sf. The smallest plan is also the most common: eleven homes measure 657 sf.

One size shows up on both sides of the bedroom line. DCAD lists eleven homes at 914 sf, five as one-bedrooms and six as two-bedrooms, and all six of those two-bedrooms have a single full bath. The other seventeen two-bedrooms have two. None of the 63 accounts records a half bath or a fireplace. When a listing and the county disagree on bedrooms for a 914 sf home, ask for the floor plan.

Built in 2005, declared that December § 04

DCAD gives all 63 accounts a 2005 year built. The Declaration of Westside Condominiums was recorded on or about December 12, 2005 as Dallas County document 200503623525 and re-recorded on or about April 3, 2007 as 20070118127. A First Amendment followed on or about January 7, 2014 (201400003753). The certificates don’t name the declarant, and this file names no developer.

A re-recorded declaration usually corrects or completes the original filing. Ask for both versions with the resale package, along with the 2014 amendment.

Two managers in 2026 § 05

The association has filed twice this year. A certificate recorded February 17, 2026 (document 202600033705) named Westside Condominium Association in care of WRMC of Irving. It listed a $375 resale package, a $375 transfer fee and a reserve contribution of one month’s assessment.

That filing was replaced by one recorded September 2, 2026 (document 202600188600), signed by the association’s president, which moves management to Goodwin & Company of Austin. Its schedule: a $375 resale certificate, $75 update, rush delivery from $100 (seven business days) to $350 (one day), an optional $150 compliance inspection, $120 each for a refinance or statement of account, $340 in transfer fees and a $20 access-deactivation fee. It lists no reserve or working-capital charge and no assessment rate, so dues stay blank. The September certificate misprints the location as 605 Cedar Springs Rd. This file uses the DCAD 2026 situs address, 4605 Cedar Springs Rd, which the February certificate also gives.

The roll codes all 63 accounts to the City of Dallas and Dallas ISD, taxed through Dallas County. Check campus assignments with the district’s school finder.

Westside is one of two Oak Lawn condominiums on this registry with a county median under $300,000 (Piazza Siena is the other), and its one-bedrooms start at 657 sf, so it works as a first purchase or a compact base near Cedar Springs. Weigh three things. With 3 deeds in the past fourteen months, the plan you want may take a while to come up. The association changed managers in September, so request the resale certificate from Goodwin & Company, not the previous manager. And 14 owners pay tax on a capped homestead value, so budget from the account’s market value rather than the seller’s bill.
