104 accounts under one roof § 01
DCAD’s 2026 certified roll lists 104 residential accounts under Museum Tower Condo, all at 1918 Olive St, 75201. Developer material cited on Wikipedia described 115 condominiums of 1,650 to 8,700 sf. The county count is lower, and roll living areas run from 1,827 to 10,038 sf. Unit numbers run from 0201 to 4202 with no 13th-floor series. Four levels (12, 18, 23 and 41) carry a single account each.

The 2026 values § 02
Certified values start at $1,700,000 and reach $15,000,000. The median is $3,528,775, about $1,091 per square foot. The top value is unit 4101 at 9,458 sf. The largest living areas are 1801 (10,038 sf, $9,937,620) and 2301 (10,006 sf, $9,905,940). By DCAD bedroom count, 53 accounts are three-bedroom, 41 two-bedroom, 9 four-bedroom or larger and 1 one-bedroom.
Sixty-eight accounts carry a homestead exemption. Thirteen recorded a deed after July 24, 2025, most recently on June 5, 2026, and nine have a latest deed older than 2016.

From proposal to completion § 03
The tower was proposed on June 15, 2007 and broke ground on June 24, 2010, after the recession stalled it. It was completed in January 2013, according to Wikipedia. Scott Johnson of Johnson Fain designed the 42-story tower, with KTGY’s Dallas studio as architect of record, and the Dallas Police & Fire Pension System financed and owned the project. DCAD dates the accounts to 2011. The Amended and Restated Condominium Declaration and the plat were both recorded on December 13, 2012 (Doc. 201200369821). Sixteen amendments followed, the latest in 2022.

Association and transfer charges § 04
Museum Tower Condominium Association, Inc. is managed by FirstService Residential Texas, according to its certificate recorded February 7, 2025. Its resident site is museumtower.connectresident.com. Charges at sale include a $340 transfer fee and a resale disclosure package of $375, $450 or $500 depending on turnaround. The working-capital contribution equals two months’ dues. The certificate doesn’t state the dues amount.

What to weigh § 06
The glass has a public history. The Nasher Sculpture Center next door says glare from the tower obstructs James Turrell’s Tending (Blue), and in August 2015 the tower’s owners said they would no longer take responsibility for the glare. Wikipedia covers the dispute, citing The New York Times and The Dallas Morning News. It doesn’t affect a unit’s title, but expect neighbors and appraisers to know it. The entry point is high, with no account below $1.7 million. And sixteen declaration amendments mean the resale package is long, so read the whole chain, not a summary.
