Compiled from the Dallas Central Appraisal District certified appraisal roll (certified July 2026), aggregating every residential unit account at this address. Account counts reflect current tax parcels - owner combinations over the years mean historic buildings often show fewer accounts than originally marketed units. Sales tempo counts deed-transfer dates on unit accounts - Texas is a non-disclosure state, so prices aren't public, but turnover is. Assessed values are the county's tax appraisals, which typically trail market sale prices. Homestead percentage counts accounts with an active homestead exemption - a useful public-record proxy for owner occupancy that lenders may consider. The mailing-address figure is a rougher approximation. See the county rankings and the open dataset.

Transfer tempo is a liquidity signal, not a price; assessed medians live in the county record above.

The Arts Residences regime, a new manager & who it suits § 07
In the county and the condominium records, this tower is the Arts Residences Condominium. DCAD lists 48 residential accounts under ‘ARTS RESIDENCES CONDO’ at 1747 Leonard St, with a county year built of 2017. The association is Arts Residences Condominium Association, Inc. A certificate recorded February 23, 2026 moves its management to Worth Ross Management Company (WRMC) in Irving. It replaces a June 2024 certificate that named FirstService Residential Texas.
The two certificates describe the governing documents differently. The 2026 filing cites an amended and restated declaration from December 29, 2017, with a First Amendment from December 29, 2023, along with a further restated declaration from June 18, 2020, printed as Document 202000155256. The 2024 filing cites a Development Declaration of Condominium Regime from the same day as Document 202000155257. Pull both instruments before relying on either one.
The 2026 roll cut values. Of the 48 accounts, 23 were lowered, 24 held and 1 rose, and the building’s combined value fell 4.5%. Eight deeds have been recorded since July 23, 2025.

Who it suits — and the tradeoff
Hall Arts suits a buyer who wants a very large Arts District home. Half the accounts fall between 2,918 and 4,597 sf, and four-bedrooms reach 13,440 sf.
The tradeoff is a softening county record and concentrated ownership. The 2026 roll lowered nearly half the accounts, so county figures give no support for appreciation. Nine accounts sit with one LLC, and an owner that size can shape votes and the pool of competing resales. The manager also changed within two years, so confirm who handles the resale certificate.
