Compiled from the Dallas Central Appraisal District certified appraisal roll (certified July 2026), aggregating every residential unit account at this address. Account counts reflect current tax parcels - owner combinations over the years mean historic buildings often show fewer accounts than originally marketed units. Sales tempo counts deed-transfer dates on unit accounts - Texas is a non-disclosure state, so prices aren't public, but turnover is. Assessed values are the county's tax appraisals, which typically trail market sale prices. Homestead percentage counts accounts with an active homestead exemption - a useful public-record proxy for owner occupancy that lenders may consider. The mailing-address figure is a rougher approximation. See the county rankings and the open dataset.

Transfer tempo is a liquidity signal, not a price; assessed medians live in the county record above.

One regime for the Tower & Regency Row, and on-site management § 07

The recorded condominium is The Tower and Regency Row Residences Condominium. A single declaration, recorded July 24, 2007, covers both the Tower and Regency Row under one association, The Tower and Regency Row Residences, Inc. It is a different regime from Residences at The Ritz-Carlton I next door at 2525 N Pearl St, which has its own file.

Management is on site. An amended and restated certificate recorded June 30, 2026 lists the association itself, at 2555 N Pearl St, as the party managing it. Owners and title companies reach it through the residences’ area director. It replaced a December 2024 certificate, which in turn replaced an earlier 2024 filing. The declaration has been amended nine times between 2009 and 2019, and a corrective amendment followed the eighth in 2017.

On the 2026 roll, DCAD carries 92 accounts under ‘TOWER AND REGENCY ROW RES CONDOS’, all dated 2007. Four of them are recorded as three-story homes. The 2026 reassessment split nearly down the middle, with 43 values raised, 47 lowered and 2 held.

The certificate states that the association’s fees cover all of its costs related to a transfer. It lists no assessment rate.

Who it suits — and the tradeoff

This regime suits a buyer who wants a staffed, on-site association and a one-bedroom with real space. The 36 one-bedroom accounts run 1,375 to 1,753 sf, and DCAD’s smallest value on the roll is $1,223,750.

The tradeoff is the high entry point and a mixed electorate. Owners in the Tower and in Regency Row share one association and one declaration, so an amendment can reach both kinds of home. The 2026 roll moved individual units in opposite directions, so the building’s median says little about any one unit. Read that unit’s own account.
