One regime, two spellings § 01

The 2026 certified roll puts 104 residential accounts at 3110 Thomas Ave, ZIP 75204, filed under two spellings of the same regime: 91 as “588 Condominiums” and 13 as “588 Condos.” The association’s recorded certificate uses 588 Condominiums and the same Thomas Avenue address. Search DCAD under both names when you pull an account.

Unit numbers on the roll start only with 01, 03, 05, 07, 09 and 11, odd levels and nothing else. DCAD codes 100 of the 104 accounts as two-story homes. Both point to two-level lofts, but confirm the layout of any unit you tour.

Values and turnover § 02

Certified values run from $300,000 to $1,402,700. The median is $429,200, or about $375 per square foot. The four 1100-series accounts are the outliers: unit 1127 is the largest home on the roll at 3,843 sf, and 1119 and 1123 each top 2,700 sf. Forty-five accounts carry a homestead exemption, and eight recorded a new deed after the 2025 roll was certified.

Platted in 1999, declared in 2005 § 03

DCAD dates every account to 1998. The condominium plat was recorded May 7, 1999 (Volume 99089, Page 255). The Declaration and Master Deed for 588 Condominiums came in February 2005, with a restrictive covenant recorded a week later and the declaration recorded again in March 2005. Rules followed in 2008 and 2009. A board resolution on parking spaces and assignments was recorded in January 2011, and supplemental rules in March 2025.

A cap on rentals § 04

The association is 588 Condominium Association, Inc., managed by Action Property Management from 1920 McKinney Ave. Its 2026 certificate says the association limits how many units may be rented. If you’re buying to lease, ask the manager in writing for the current limit and whether it’s already full before you sign. Transfer charges on the certificate: $375 for the resale certificate, $225 for a lender certification, a $250 transfer fee paid at closing, and two months of reserve contributions as working capital.

A flat 2026 roll & who it suits § 07

588 Lofts is one of the stillest files on the 2026 roll. Of the 95 unit accounts that carry the same account number on the 2025 and 2026 certified rolls, DCAD left 91 at last year's value, raised 2 and lowered 2. The median change is zero, and the 95 accounts' combined value moved by a tenth of a percent.

Ownership is long-held too. On 31 of the 104 accounts, the latest deed DCAD records was filed before 2016, and the middle account's latest deed dates to November 2020.

Who it suits — and the tradeoff

588 Lofts suits a loft buyer who wants a one-bedroom in State Thomas and values a predictable tax line. Two in three accounts are one-bedrooms, and a flat assessment year keeps carrying costs easy to forecast.

The tradeoff is resale. When an owner sells, the competing homes are mostly other one-bedrooms under the same roof, and with 31 owners holding since before 2016, plans don't come up often. Two-bedrooms are the scarcer product, with 35 accounts from 1,441 sf. A flat roll also means the county's numbers give no sign of rising value, so don't read appreciation into them.
