The Dallas Central Appraisal District’s 2026 certified roll lists 31 residential accounts as Grammercy Place Condominiums, all at 4411 McKinney Ave in ZIP 75205, with unit numbers from 02 to 39. The association’s 2023 certificate describes the site as a 1.4958-acre tract set out by metes and bounds, recorded in Volume 2001240, Page 00039. The county’s 31 accounts are the unit count used here; no developer or association figure is on record.

Every account is recorded as a three-story home. That is DCAD’s unit-level field, not a building height, so the floor count is left blank.

The county left all 31 accounts unchanged for 2026: each matches the 2025 certified roll by account number, and none moved. Values run from $550,000 for unit 18, a 1,805 sf home, to $651,110 for unit 27 at 2,067 sf, with a median of $584,010. Half of all accounts fall between $568,580 and $619,610, and the median assessment equals roughly $315 per square foot of living area.

The 262 sf spread between the smallest and largest plans is modest, and the top-valued account is one of the three largest. If you need a third bedroom or a single-level home, this roll has neither.

DCAD gives every account a 2001 year built. The association, Owners Association of Grammercy Place, Inc., was formed on June 19, 2002, and its Declaration of Covenants, Conditions and Restrictions was filed on or about August 15, 2002 as Dallas County Instrument 200201950276. The 2023 certificate calls the same instrument a Declaration of Condominium recorded August 15, 2002.

Neither certificate lists an amendment, and neither names a declarant, so this file names no developer. Ask the title company to confirm whether any amendments were recorded after 2002.

The certificate made effective March 13, 2026 names Owners Association of Grammercy Place, Inc., also known as Grammercy Place Condominiums, with Proper HOA Management, LLC of Richardson as managing agent. Resale certificates come through Proper HOA or HomeWiseDocs.

The current schedule lists a $375 resale certificate, rush charges of $150, $275 or $350, a $400 property transfer fee and a $120 compliance inspection on request. The 2023 version showed a $300 transfer fee, a $100 first-right-of-refusal fee and an optional $150 inspection; ask whether the right of first refusal survives in the current documents. Neither certificate gives the assessment, so dues stay blank.

The ZIP is 75205, but DCAD codes all 31 accounts to Dallas ISD and the City of Dallas, not Highland Park ISD or University Park. Taxes are billed through Dallas County. Confirm campuses with Dallas ISD’s school finder.

Grammercy Place suits a buyer who wants a three-level two-bedroom within reach of Knox Street, at a value well below The Travis or The Terminal nearby. Weigh the narrow choice: every home is a three-level two-bedroom. The market is thin, with three deeds in about fourteen months across 31 homes. Twelve owners are on capped homestead values, so plan on a higher tax line than the seller’s. And the 75205 ZIP does not bring Highland Park schools.
