Forty-eight homes on McKinney Avenue § 01

Dallas Central Appraisal District’s 2026 certified roll carries 48 residential accounts under Charleston Square Condos at 4121 McKinney Ave, ZIP 75204, numbered 01 through 54 with gaps. The association’s older certificate places the condominium on Lot 10A, Block 1/1519 of the Charleston Square II addition, platted September 19, 2003 (Volume 2003186, Page 000120). With no developer or association unit count on record, this file goes by the county’s 48.

A second, unrelated Charleston Square Condos sits at 4510 Druid Ln: a 1985 regime of 32 accounts on the same roll. It is a separate association, and nothing on this page applies to it. DCAD records every account at 4121 McKinney as a three-story home, which describes the unit and not the building, so floors stay blank.

A tight, steady value band § 02

Few buildings on the roll are as uniform. Values run from $449,500 to $560,880, but half of all accounts fall within about $12,500 of each other, between $523,320 and $535,800. The median is $530,100, or roughly $285 per square foot of living area on the assessment. Unit 37, a 1,968 sf two-bedroom, has the top value; unit 12, a 1,860 sf two-bedroom, the lowest.

The three-bedrooms are the smallest homes § 03

The bedroom split runs against intuition. The 11 three-bedroom accounts all measure 1,840 sf, the smallest size on the roll, and each has three full baths and no half bath. The 37 two-bedrooms are larger, from 1,860 to 1,968 sf, each with two full baths and a half bath. The most common size is 1,880 sf, on 13 accounts.

Every home falls within 128 sf of every other, so the choice comes down to layout: a third bedroom and bath, or a two-bedroom with a powder room and a little more space. None of the 48 accounts records a fireplace.

Platted in 2003, amended four times § 04

The roll dates all 48 accounts to 2003, the same year as the Charleston Square II plat. The 2026 certificate says the association was formed on October 21, 2003. The certificate’s recording reference for the declaration is held back here until it is checked against the recorded image at the Dallas County Clerk, so have the title company pull the recorded declaration itself.

The same certificate lists four amendments: on or about June 1, 2011 (Instrument 201100139045), March 27, 2013 (201300095140), April 8, 2013 (201300107640) and October 8, 2015 (201500270456). Two came within two weeks of each other in 2013. Ask for all four with the resale package, because a summary of the original declaration will miss them. Neither certificate names a declarant, and this file names no developer.

Charleston Square Homeowners Association § 05

The certificate made effective March 11, 2026 names Charleston Square Homeowners Association, Inc., also known as Charleston Square Condominiums, managed by Proper HOA Management, LLC of Richardson. Resale certificates are ordered through Proper HOA or HomeWiseDocs.

It lists a $375 resale certificate, rush fees of $150, $275 and $350 for five-, three- and one-day turnaround, a $400 property transfer fee and a $120 compliance inspection if requested. The 2023 certificate had listed a $300 transfer fee, a $100 first-right-of-refusal fee and an optional $150 inspection, and it gave the ZIP as 75205 where the county uses 75204. Ask whether the association still exercises a right of first refusal on resales. Neither filing states assessments, so dues stay blank.

Charleston Square suits a buyer who wants about 1,900 sf on McKinney Avenue at a county value near the registry’s middle, in a building most owners live in. The record flags a few things to weigh. Every home is on three levels. With values bunched so tightly, differences between units barely register in the county figures, so compare them on condition and layout rather than appraisal. Four amendments mean the rules have moved since 2003. And the transfer fee rose from $300 to $400 between the 2023 and 2026 certificates.
