205 Irving accounts on a 3.2-acre Lake Carolyn lot § 01
Dallas Central Appraisal District’s 2026 certified roll lists 205 residential accounts at 330 E Las Colinas Blvd, Irving 75039, under the legal name “Grand Treviso Condos,” Block A, Lot 1. The land record gives the parcel as 140,133 sf, stated in the legal line as 3.217 acres. Each home’s legal line also prints its share of the common elements.
The count moved this year. The 2025 roll carried 215 accounts, and 192 of today’s accounts appear on both rolls. Twenty-three of last year’s unit numbers are absent in 2026 and 13 are new, so compare a listing’s unit number against the current roll and the recorded amendments before you rely on an older floor plan.

A $272,360 median, and six homes past $1 million § 02
The least valuable 2026 account is 0240, a 733 sf one-bedroom at $165,000. At the top, 1522 and 1622, both 3,169 sf, are each appraised at $1,299,290, and six homes in all clear $1 million. The median is $272,360, with the middle half between $243,110 and $412,380. Together the 205 appraisals come to about $71.5 million.
By the foot, values run from $225 to $410 and center on $302. Unlike most Dallas towers this year, Grand Treviso went up: of the 192 accounts on both rolls, DCAD raised 163, lowered 15 and held 14, and the matched group gained about 3.5%. Grades split 107 very good, 64 good, 25 excellent and 7 average, with two accounts ungraded.

A 2001 building with a 2004 declaration, amended twice § 03
DCAD records a 2001 year built for all 205 accounts. The association’s certificate traces its authority to a Declaration of Condominiums recorded on or about July 23, 2004, as Dallas County Document 200402984447. A first amendment followed on or about April 29, 2009 (200900117440) and was rescinded on or about November 18, 2016 (201600325674). The second amendment was recorded on or about April 4, 2025 (202500067940), so ask for it with the resale package; it is recent enough that older summaries will miss it.
Ownership turns over at a steady clip: 22 deeds in 2022, 20 in 2024, 25 in 2025 and 9 so far in 2026, the latest June 24. Fifty-seven owners took title before 2016. Twenty-two accounts are held by a company or trust, and 23 list a tax agent.

WRMC in Irving, and the transfer costs § 05
Grand Treviso Condominium Association, Inc. is managed by WRMC, 6565 N. MacArthur Blvd #420, Irving 75039, at 855-435-4596 or info4hoa@worthross.com. Members reach the dedicatory instruments through BuildingLink and wrmcinc.com. The association’s president signed the current certificate on February 11, 2026, and it was recorded two days later.
The fee table is short. A resale disclosure package is $375 and an update $75. A three-business-day rush adds $450 and one-day expedited service adds $500, both on top of the package fee. The transfer fee is $375, the working-capital contribution is one month’s assessment, and the seller pays a utility deposit that varies with usage because utilities are billed in arrears. No assessment amount is published, so dues stay blank on this file.

Irving, Irving ISD and a TIF § 06
All 205 accounts are coded to the City of Irving and Irving ISD, and every one sits in City of Irving TIF #1 on the 2026 roll. Irving ISD assigns schools by address, so confirm the campus with the district.
103 homes (50%) carry a homestead exemption and 45 an over-65 exemption, the ceiling for which stays with the current owner rather than passing to a buyer. 143 owners get their tax mail at the building.
