Two regimes vs one§ 02
The Tower isn’t a single condominium. TAD splits it into Tower Residential Condo I, with 138 unit accounts and a median value of $418,042, and Tower Residential II Condo, with 150 accounts and a median of $322,342. Each has its own declaration, recorded in Tarrant County in 2005 (D205120223 for I and D205078021 for II), its own amendments and its own association. Both associations use FirstService Residential Texas, and each certificate sets a $340 transfer fee and a reserve contribution equal to 1.5 months’ dues. TAD dates the building itself to 1972, so these are 2005 condominium regimes on a much older structure. Before you make an offer, confirm which of the two regimes a unit belongs to.
The Omni residences form one regime, 1301 Throckmorton Condominium Association, Inc. Its condominium declaration is Tarrant County D208024383, followed by two amendments in 2009 and three supplemental declarations filed in 2014. Its management certificate, recorded January 11, 2022, names Somerset Association Management in Dallas. It lists a $375 resale certificate, a $45 new-owner account fee and a working capital contribution of two months’ assessments. That certificate was still the newest Omni filing on the registry when we searched on October 3, 2026.
What the numbers mean for a buyer§ 03
The Tower is the volume option of the two. Nearly half its accounts are under 1,000 sf, the middle half is valued below $440,000, and 35 deeds were filed in twelve months, so there are plenty of in-building comparables. Omni is smaller and valued higher on the county roll. Its typical home is about 530 sf larger, the middle half is valued from $543,000, and only six deeds were filed in the same twelve months.
The Omni building file’s figure of 83 counts every TAD account under the regime, including that one $2 common-area account. This comparison counts only the 82 unit accounts.
Who each one suits§ 04
The Tower suits a first downtown purchase, a compact pied-à-terre, or a buyer who wants an active resale market. The tradeoff is the building’s age and a split governance structure: two declarations, two associations, and an older structure behind 2005-era condo documents.
Omni Fort Worth Residences suits a buyer who wants a larger plan and a smaller owner base under one association. The tradeoff is thin turnover, which leaves few recent comparables and longer waits for a specific plan, plus a management certificate from 2022. Confirm the current manager and fees before relying on it.
