Why are downtown Fort Worth condos so much cheaper than Dallas?
Most of the inventory is early-2000s office and warehouse conversions rather than ground-up luxury towers, and Fort Worth’s condo buyer pool is thinner. You get true high-rise living from the low $200s/sf — the tradeoff is older building systems and fewer full-service amenities.
What should I check before buying in a converted building?
Reserve studies and assessment history matter more here than anywhere else in the Metroplex. Conversion-era elevators, plumbing risers, and facades come due at 20–25 years — exactly now. The building files flag each property’s record.
Can I rent out a unit downtown?
Most buildings allow leasing with 6–12 month minimums; two restrict it. Short-term rentals are prohibited by rule in every tracked building downtown, and the city’s STR registration rules apply on top.
