Compiled from the Dallas Central Appraisal District certified appraisal roll (certified July 2026), aggregating every residential unit account at this address. Account counts reflect current tax parcels - owner combinations over the years mean historic buildings often show fewer accounts than originally marketed units. Sales tempo counts deed-transfer dates on unit accounts - Texas is a non-disclosure state, so prices aren't public, but turnover is. Assessed values are the county's tax appraisals, which typically trail market sale prices. Homestead percentage counts accounts with an active homestead exemption - a useful public-record proxy for owner occupancy that lenders may consider. The mailing-address figure is a rougher approximation. See the county rankings and the open dataset.

Association, governing documents & turnover § 07
Park Highlander Condominium Association governs the building. Its management certificate, recorded in Dallas County on February 13, 2026, routes owner and title contact through WRMC in Irving and posts the dedicatory instruments at wrmcinc.com. The certificate traces the regime to a Declaration of Condominiums recorded on or about February 21, 2006, which owners have amended eleven times, from June 2007 through December 9, 2024.
DCAD dates the structure to 2004, two years before that declaration. The certificate doesn't explain the gap, so this file doesn't label the building a conversion.
Ownership changes slowly. DCAD shows 8 deed transfers on the 44 accounts since July 23, 2025. The middle account's latest deed dates to August 2018, and 11 accounts were last deeded before 2016. For 2026 the county raised 36 of the 43 accounts it carries on both rolls, held 3 and lowered 4, for a median move of +5.2%.

Who it suits — and the tradeoff
Park Highlander suits an owner-occupant shopping for a big two-bedroom off Prescott Avenue. Forty of the 44 county accounts are two-bedrooms of 2,153 to 3,504 sf, and 86% of accounts carry a homestead exemption.
The tradeoff is the tax line and the paperwork. Thirty-four owners are taxed on a capped homestead value below the 2026 market figure, and the county raised most values this year, so budget from market value, not from a seller’s current bill. Eleven amendments also means a longer document stack. Ask for the declaration and every amendment, not just the latest one.
