Compiled from the Dallas Central Appraisal District certified appraisal roll (certified July 2026), aggregating every residential unit account at this address. Account counts reflect current tax parcels - owner combinations over the years mean historic buildings often show fewer accounts than originally marketed units. Sales tempo counts deed-transfer dates on unit accounts - Texas is a non-disclosure state, so prices aren't public, but turnover is. Assessed values are the county's tax appraisals, which typically trail market sale prices. Homestead percentage counts accounts with an active homestead exemption - a useful public-record proxy for owner occupancy that lenders may consider. The mailing-address figure is a rougher approximation. See the county rankings and the open dataset.

Management change, documents & who it suits § 07

The Renaissance changed managers. An amended and restated certificate, established November 1, 2025 and recorded February 23, 2026, names Castle Group as manager, with the association’s mail going c/o Castle Group Texas, LLC on Dallas Parkway. It replaces the January 2024 certificate that ran the association through FirstService Residential Texas. Dedicatory instruments now sit at rtcdallas.com, and resale requests go through Castle’s resident services.

The paper trail starts with a condominium declaration recorded November 25, 2002, in Deed Book 230 at Page 06012. Amendments followed in 2003, 2006 (recorded twice), 2013 (corrected in 2014) and 2015. DCAD dates the structure to 1998, four years before that declaration, and the certificates don’t say why, so this file doesn’t call it a conversion.

This is the largest regime in this batch, with 482 accounts and 42 deeds since July 23, 2025. The 2026 roll mostly held: 408 of 453 matched accounts were unchanged, 44 fell and 1 rose.

Who it suits — and the tradeoff

The Renaissance suits a buyer who wants a Turtle Creek address with plenty of choice. With 207 one-bedrooms and 262 two-bedrooms, comparable units come up often.

The tradeoff is scale and the transition. Many units mean many competing listings when you sell, and every one-bedroom on the roll has a single full bath. The manager, fee schedule and document portal all changed in late 2025, so older resale paperwork and the old portal no longer apply. Order a fresh resale certificate through Castle.
