The 2026 certified roll from the Dallas Central Appraisal District holds 60 residential accounts under the one-word legal description Tribeca, all at 4414 Cedar Springs Rd, ZIP 75219. The association’s 2025 management certificate gives the same address and calls the condominium Tribeca. Unit numbers run from 100 to 330. No developer page or association filing we opened states a unit total, so the county’s 60 is the count on this file.

DCAD’s story field is unusually mixed for a building this size. Forty-seven accounts are recorded as one-story homes, ten as two-story and three as three-story. Every two-story account is a two-bedroom, and all three three-story accounts are one-bedrooms. Those are unit-level entries, so the building’s own floor count stays blank.

Tribeca Owners Association, Inc. recorded its current management certificate on April 15, 2025 as Dallas County document 202500075769. It names Fletcher Community Partners, LLC, 8140 Walnut Hill Lane, Suite 530, Dallas, as manager and designated representative, with dedicatory instruments behind the manager’s homeowner login. The firm’s president signed it as managing agent on April 11, 2025.

The fee list is unusual in one respect: it shows $0 for private transfer fees and $0 for capitalization, so the association itself charges no working-capital contribution at closing. The management company charges a $275 transfer-of-ownership fee, and the list adds a $375 resale certificate, a $75 update, a $200 refinance fee, rush fees of $35 to $125, lender questionnaires of $150 to $250 and a $125 statement of account. No assessment amount is given, so dues stay blank.

Tribeca fits a buyer who wants a two-bedroom on Cedar Springs near the low end of Oak Lawn values on this registry, without a capitalization charge at closing. The record also shows the limits. Fifteen of the two-bedrooms have only one full bath, which narrows the pool of buyers for those plans. Turnover has slowed to three deeds in about fourteen months after the busy 2021–2022 stretch. And the most recent certificate is from April 2025, so confirm Fletcher still manages the association before ordering the resale certificate.
