Sixty-four Elm Street accounts on two downtown lots § 01
The Dallas Central Appraisal District’s 2026 certified roll lists 64 residential accounts at 1505 Elm St, filed under the legal name “1505 Elm Street Condominiums,” Block 75, Lots 21 and 22. The land record is a single 10,000 sf parcel zoned planned development. Unit numbers start at 201 and climb to 1604 with no 1300 series, and two penthouse accounts, PH1 and PH2, sit outside the numbered sequence.
Earlier versions of this file carried 67 accounts; the 2026 certified count is 64. Against the 2025 roll, unit 601 no longer appears while 303, 304, 705, 802, 805 and 1102 are new entries, and the 2025 export held 59. The common-element percentages printed in the 64 legal descriptions add up to 93.47%, so a slice of the regime is not on a residential account this year. Confirm the unit schedule with the association before trusting a unit number from an old listing.

A narrow price band, with no account near $1 million § 02
Appraisals at 1505 Elm stay compact. The 2026 values run from $206,510 for unit 201 (1,059 sf) to $754,550 for PH1 (4,573 sf); the median is $288,990 and the middle half of the building falls between $257,790 and $355,333. All 64 accounts together come to roughly $19.78 million.
On a per-foot basis the spread is $150 to $235, centered on $195. DCAD grades 41 homes good, eight very good, seven excellent, six average and two fair, and the grade tracks the per-foot number closely: excellent-grade homes have a $235 median, average-grade homes $172. Year over year, 56 of the 58 accounts present on both rolls kept the same value, one rose and one fell, leaving the combined total down 0.22%.

A 1957 structure, declared a condominium in 2003 § 03
Every account shows a 1957 year built, a concrete frame and a concrete-brick exterior. The condominium itself is younger: the association’s certificate cites a declaration recorded on or about February 18, 2003, in Volume 2003033, Page 118 of the Dallas County records. Two amendments followed within months, on or about March 13, 2003 (Volume 2003048, Page 57) and October 29, 2003 (Volume 2003214, Page 405), and a third arrived on or about November 30, 2022 as Document 202200303746.
The longest-held titles on the roll date from the first sell-out: unit 201 changed hands on July 3, 2003 and unit 1002 on August 6, 2003. Sixteen owners have held since before 2016 and eight since before 2010. Turnover picked up recently, with eight deeds in 2022, nine in 2024, seven in 2025 and four so far in 2026, the latest on May 13.

Thirteen copies of a 1,482 sf two-bedroom § 04
The most repeated plan on the roll is 1,482 sf, carried by 13 accounts. Next come 2,045 sf and 1,324 sf with seven apiece and 1,217 sf with six; four accounts share the smallest size, 1,059 sf. Fifty homes are coded two-bedroom, 13 one-bedroom, and a single 2,045 sf home, unit 1203, has three bedrooms. Twenty-five list a half bath and six list at least one fireplace.
Size grows with height while price per foot does not. Units numbered in the 200s through 600s have a 1,403 sf median and those in the 1400s through 1600s a 1,779 sf median, yet both groups center on $195 a foot. PH1 is the outlier at 4,573 sf and also holds the largest common-element share in the legal lines, 5.49%.

WRMC, and a $500 utility deposit from the seller § 05
1505 Elm Street Owners Association is managed by WRMC from 6565 N. MacArthur Blvd #420 in Irving (855-435-4596, info4hoa@worthross.com), with governing documents posted through wrmcinc.com. The association president signed the current certificate on January 19, 2026, and the county recorded it on February 12, 2026.
The certificate’s fee table: $375 for the resale package, $75 to update it, $450 added for a three-business-day rush or $500 for one-day service, and a $375 transfer fee. The buyer’s working-capital contribution equals one month of assessments. One line goes beyond the usual fees: because utilities are billed in arrears, the seller owes a $500 utility deposit at closing. No assessment amount is stated, so dues stay blank here.

City Center TIF, and 38 homesteads § 06
All 64 accounts are coded to the City of Dallas and Dallas ISD. Sixty-two also carry the City Center tax increment district (zone A) on the 2026 TIF file; the two penthouse accounts have no TIF entry and no ZIP code on the roll, a gap worth raising with DCAD if you buy one.
Thirty-eight accounts (59%) claim a homestead, 15 add an over-65 exemption, and one each has a disabled-veteran or disability exemption; those ceilings stay with the current owner rather than the unit. Forty-nine owners have tax notices mailed to the building, 11 accounts are held by an entity or trust, and three name a property-tax agent.
