The building § 01

The Knox Residences (Auberge) are the for-sale half of The Knox Hotel and Residences, a building still under construction on Knox Street where the street meets the Katy Trail. Auberge Collection will run both halves: 140 hotel keys and 47 private condominiums, by Trammell Crow Company's count in its February 18, 2026 topping-out announcement. Our new developments tracker keeps the dated construction log.

Two design firms split the work. Martin Brudnizki Design Studio is doing the hotel; Dallas interior designer Chad Dorsey Design is doing the residences, which get their own clubroom, bar and lounge, entertainment rooms, fitness center and indoor pool, apart from the hotel's full-floor spa and outdoor pool deck facing Downtown.

Fees, dues & taxes § 03

HOA dues

Not on file. Dues publish here only from an official association document.

Property taxes

  • Taxing jurisdictionDallas County
  • Combined rate (2025)~2.28%

The homes are not delivered, so none of them carries its own county tax account yet, and there is no per-home value or bill to quote. The ~2.28% figure is the 2025 combined City of Dallas, Dallas County and Dallas ISD rate that would apply to a homestead here.

Documents & verification § 05

We have no recorded governing documents to cite yet. Condominium declarations are typically recorded in the Dallas County records around delivery, and an association management certificate usually follows. For a hotel-run building the items to read first are how the declaration splits shared costs between hotel and residences and what the Auberge operating agreement covers. Our document checklist lists the rest.

Transfers & tracking § 06

First-generation contracts close as units deliver, so there are no deeds to count yet. Once DCAD carries the units, this section will track how many change hands each year. It will not show what anyone paid; Texas does not make closing amounts public.

Delivery status & who it suits § 07

The Knox Street development partnership topped out the project on February 18, 2026. The partners are BDT & MSD Partners, Trammell Crow Company, Highland Park Village Associates and The Retail Connection. Their release describes The Knox Hotel and Residences as a 140-room hotel and 47 condominiums operated by Auberge Collection, from 2,500 to more than 15,000 sf. It says the hotel and residences are set to debut in late 2026, and that the residences were nearly sold out ahead of completion.

We list 47, the count in that release; older project copy said 48. When the declaration is recorded, its unit count wins.

The release also lists a 27-story, 186-unit rental tower and a half-acre park connecting to the Katy Trail within the same development.

Who it suits — and the tradeoff

The Knox suits a buyer who wants hotel-operated service and very large floor plates at Knox Street, with a direct link from the development's park to the Katy Trail.

The tradeoff is sharing the address with a 140-room hotel, its restaurants, bars and event spaces, which brings more comings and goings than a residence-only tower. Few first-generation homes are left, according to the release, and with no county roll yet, there's no assessment history to judge carrying costs by.
