101 homes on 1.64 acres off Welborn Street § 01
The 2026 certified roll lists 101 residential accounts at 3400 Welborn St, ZIP 75219, filed as “Wyndemere Condominiums” on Block 1/1041, Lot 1B. The legal line gives the lot as 1.6433 acres, and DCAD’s land record shows 71,582 sf zoned planned development. Unit numbers run from 101 to 429 and begin with 1, 2, 3 or 4 (23, 25, 28 and 25 accounts), though the numbering alone is not a floor count, so no floor figure is shown here.
The 2025 export held 102 accounts. Ninety-six appear on both rolls; six 2025 unit numbers (103, 122, 227, 229, 322 and 408) are gone and five (128, 206, 305, 312 and 320) are new, so compare years by account number, not by unit.

Appraisals between $211,970 and $480,240 § 02
Values on the 2026 roll start at $211,970 for unit 215, the smallest home at 517 sf, and top out at $480,240 for unit 323, one of the 1,392 sf plans. The median account is $351,380 and the middle half sits from $304,770 to $404,000; the 101 accounts add up to roughly $36.4 million. None reaches $500,000.
Per square foot the building is unusually even: each of the four unit-number series has a $345 median, and only the median value climbs, from $333,750 in the 100s to $404,000 in the 400s, because larger plans cluster there. Of the 96 accounts on both rolls, 11 were lowered, 85 held and none rose, for a combined change of −0.98%.

Built 1998, declared in October 1999 § 03
DCAD assigns every Wyndemere account a 1998 year built. According to the association’s certificate, the condominium declaration was recorded on or about October 27, 1999, at Volume 99210, Page 00011, and amended three times: January 24, 2000, January 28, 2000, and June 13, 2001. The earliest deed still standing on the roll is December 22, 1999, two months after the declaration.
Ask for the three amendments along with the declaration. The certificate lists them by date but does not summarize what they changed, so the documents themselves are the only way to know which rules still apply.

An even split of one- and two-bedrooms § 04
Fifty-three accounts are one-bedroom, one-bath homes of 517 to 937 sf with a $309,540 median. The other 48 are two-bedroom, two-bath homes of 1,171 to 1,392 sf at a $404,000 median. No account on the roll has a half bath or a third bedroom.
The 1,171 sf two-bedroom is the most repeated plan, on 25 accounts, ahead of 758 sf (15), 924 sf (14), 937 sf (13) and 890 sf (10). DCAD grades 80 homes very good, 17 good and four average, with medians of $345, $318 and $300 a foot, and records a fireplace on 80 accounts.

A $100 association transfer fee and a seller utility deposit § 05
WRMC manages the Wyndemere Condominium Association from 6565 N. MacArthur Blvd #420, Irving 75039; owners and buyers reach it at 855-435-4596 or info4hoa@worthross.com, and the governing documents sit behind wrmcinc.com. Board president Philip Loeper signed the current certificate in February 2026, and it was recorded February 10.
This certificate lists more closing items than most. Alongside the $375 resale package, the $75 update, and $450 or $500 for three-day or one-day turnaround, it lists a $375 transfer fee payable to the management company, a separate $100 association transfer fee and working capital of one month’s assessment. The seller posts a $75 utility deposit. No dues amount appears, so dues stay blank.

Fifty-eight homesteads and a busy 2021 § 06
All 101 accounts fall in the City of Dallas and Dallas ISD, and none sits in a TIF district this year. Fifty-eight (57%) claim a homestead; 21 of those owners also have an over-65 exemption, two carry a disabled-veteran exemption and one a disability exemption. Exemptions end with a sale, so estimate a buyer’s taxes from the full appraisal.
Seventy-five owners (74%) receive tax mail at 3400 Welborn, 14 accounts are titled to an entity or trust and 11 name a tax agent. The deed dates show 2021 as the peak, with 13 transfers, against eight in 2025 and seven in 2026 through June 25; ten have recorded since August 1, 2025, and 31 owners go back before 2016.
