Thirty-seven accounts on under an acre § 01

The Beverly on Turtle Creek is one of the smaller regimes on the boulevard. DCAD’s 2026 certified roll lists 37 residential accounts at 3621 Turtle Creek Blvd, ZIP 75219, in Block 10/1051, on a 40,928 sf (0.9396-acre) site zoned as a planned development. Unit numbers pair a floor digit with a letter, 1A through 9K.

Nearly every legal description assigns the unit a 2.5% share of the common elements. One account, 5A/J, combines two numbers into the building’s largest home. The roll grew from 35 accounts in 2025 to 37 in 2026, with 1A and 5E added and none dropped, so check the account history on any unit whose description has recently changed.

Same plan, three different values § 02

Appraisals at The Beverly run from $277,250 to $1,067,610. The low end makes a useful lesson: the three cheapest accounts, 3C, 3L and 4C, are all 1,109 sf one-bedrooms, yet DCAD values them at $277,250, $327,160 and $377,060. The difference is the appraiser’s condition grade, not the floor plan. The top value belongs to the combined 5A/J, a 3,619 sf four-bedroom.

The building median is $540,260 and half the homes sit between $459,380 and $617,160. Per square foot the range is $250 to $385 around $340. Twelve homes are graded very good (about $385 a foot), eleven good ($340), twelve average ($295) and two fair ($250). The district left 34 of 35 returning accounts unchanged for 2026 and trimmed one, for a total change of −0.3%.

Declared in March 1981, amended once in 1989 § 03

DCAD dates all 37 homes to 1981, the same year as the condominium. The certificate cites the Declaration of Condominiums recorded on or about March 9, 1981, in Volume 81049, Page 1306, and a First Amendment recorded about May 15, 1989, in Volume 89094, Page 0052. No later amendment is listed on the certificate, though it notes that it doesn’t claim to list every recorded instrument.

Ownership here is unusually settled. The oldest deed still in force is dated June 1, 1981, just weeks after the declaration, and six owners took title before 2000. Seventeen of the 37 deeds predate 2016. Only two current deeds were recorded after August 1, 2024, both in 2026, the latest on June 11. Five accounts are held by an LLC or trust.

Thirty two-bedrooms, one four-bedroom § 04

Thirty accounts are two-bedrooms, 1,109 to 1,912 sf, with a median appraisal of $549,160. Six are one-bedrooms of 1,109 to 1,623 sf ($377,060 median), and the lone four-bedroom is 5A/J at 3,619 sf. The median home is 1,603 sf. The sizes that recur are 1,589 sf (eight accounts), 1,109 and 1,707 sf (six each) and 1,603 sf (five); the six 1,707 sf homes are all two-bedrooms, appraised from $580,380 to $657,200.

Thirty-four of the 37 homes have a fireplace. Half baths show up on six accounts, and two-bedrooms nearly always come with two full baths. DCAD describes the structure as metal-framed with brick veneer walls.

Managed through WRMC in Irving § 05

The Beverly on Turtle Creek Condominium Association is a Texas nonprofit run in care of WRMC, 6565 N. MacArthur Blvd #420, Irving, the same address that serves as its designated representative. Members find the dedicatory instruments at wrmcinc.com. The board treasurer signed the certificate on January 21, 2026, and it was recorded January 23, 2026.

At a sale, the certificate lists a $375 resale disclosure package, a $75 update, optional rush and expedited add-ons of $450 and $500, a $375 transfer fee and a working capital contribution of two months’ assessments. Because the assessment itself isn’t printed, the working capital line can’t be priced from the certificate; ask for the current budget and assessment letter. This file shows no dues.

Owner-occupied, and in Dallas ISD § 06

The roll codes all 37 accounts to the City of Dallas and Dallas ISD, with no special district and no TIF. Run the unit address through Dallas ISD’s school lookup for the campus assignment.

Twenty-six accounts (70%) carry a homestead exemption and 20 have an over-65 exemption, so more than half the accounts sit under a frozen school-tax ceiling that a buyer won’t inherit. Thirty owners have their tax notices mailed to the building, and only three accounts list a property-tax agent. With two deeds recorded in the past fifteen months, expect resales here to be occasional.
