Ninety-eight homes at 3701 Turtle Creek § 01
On DCAD’s 2026 certified roll, Turtle Creek North Condominiums is 98 residential accounts at 3701 Turtle Creek Blvd, ZIP 75219, sitting on parts of Lots 7, 8 and 9 in Block 11/1054. The county measures the land at 58,412 sf under planned-development zoning. Units are lettered by floor from 01A up through the 12s, plus three penthouse-level records, PH AB, PH C and PH N.
Several homes are joined pairs, and the unit numbers show it: 08EF, 10FG, 11JK and PH AB are each one account, and their legal descriptions name both units, for example “Units 10F & 10G.” Last year’s roll had 104 accounts. Seven 2025 unit numbers (5J, 6A, 8D, 8J, 10C, 10J and 11C) are missing from the 2026 file and one, 9A, is new. Pull the account history before trusting an older floor-plan sheet.

A $343,390 median, one account above $1 million § 02
The lowest 2026 value is $211,110 for 09D, an 804 sf one-bedroom, and the highest is $1,319,300 for PH AB, a three-bedroom of 3,340 sf. Half the accounts fall between $285,600 and $411,720 around a $343,390 median, and PH AB is the only one past $1 million. The whole building appraises at about $36.3 million.
DCAD’s per-foot values sit in a narrow band, $250 to $450 with $350 in the middle. Condition does the sorting: 39 homes graded very good come in near $365 a foot, 38 graded good near $332, twelve average near $300, five excellent near $400 and four fair near $267. The appraiser left 87 of the 97 matched accounts unchanged for 2026, raised five and cut five, and the matched total edged up 0.15%.

A 1962 tower under a 1978 declaration § 03
DCAD gives every account a 1962 year built. The condominium came 16 years later: the association’s certificate places its jurisdiction under a declaration recorded on or about August 29, 1978, in Volume 78168, Page 3428 of the Dallas County records. A building that predates its condo regime by that long is worth a closer read of the reserve study, because the original structure carries more of the cost.
The longest-held deed on the roll is from August 3, 1982, and seven of today’s owners took title before 2000. Most of the building has turned over since: 2021 alone saw 12 of the current deeds, 2024 another 12, and 10 more have been recorded in 2026, the most recent dated June 16. Sixteen accounts belong to a trust or a company.

Mostly one- and two-bedrooms under 1,300 sf § 04
Forty-eight accounts are one-bedrooms, 598 to 1,261 sf, with a median value of $285,600; 43 are two-bedrooms of 1,067 to 2,511 sf ($406,260). Six three-bedrooms run 1,417 to 3,340 sf ($627,040), and the one four-bedroom, the combined 10FG, measures 2,445 sf ($782,400). The median home is 1,083 sf, and 804 sf is the size that repeats most, on 17 accounts.
The smallest record is PH C, a 598 sf one-bedroom appraised at $224,250. Bath counts nearly always equal bedroom counts here, and only one unit has a half bath. DCAD records no fireplaces anywhere in the building, a metal frame with brick veneer walls, and a single home, 01A, coded as one and a half stories.

WRMC, plus a right-of-first-refusal fee § 05
Turtle Creek North Condominium Association, a Texas nonprofit, is managed in care of WRMC at 6565 N. MacArthur Blvd #420, Irving, which is also its designated representative; dedicatory instruments are available to members at wrmcinc.com. The current certificate was signed by the board treasurer on January 27, 2026 and recorded February 3, 2026.
The fee schedule for a transfer: resale disclosure package $375, update $75, a $450 rush (three business days) or $500 expedited (one business day) on top, a $375 transfer fee, a $200 right of first refusal fee and a reserve contribution of two months’ assessments. The right-of-first-refusal line means the association has a review step in a sale; read the declaration’s terms for it early in a contract. Dues aren’t stated, so none are shown here.

Dallas taxes, and few tax agents § 06
Each of the 98 accounts is in the City of Dallas and Dallas ISD, with no special district or TIF attached. The district’s attendance-zone lookup, not the building name, settles which campuses a unit feeds.
Sixty-five accounts (66%) claim a homestead and 39 an over-65 exemption. Where an over-65 ceiling applies, the school portion of the seller’s bill is frozen and resets when the home sells, so price the tax from the appraised value. Only four accounts name a property-tax agent, and 83 owners get their tax mail at 3701 Turtle Creek, so most bills here go straight to residents.
