Sixty-four accounts at 2300 Wolf § 01
DCAD’s 2026 certified roll carries 64 residential accounts under “Residences @ Stoneleigh Condos,” all at 2300 Wolf St, ZIP 75201. The county legal places them on part of Lots 3C and 3D in Block 8/943, 1.5387 acres, while the association’s certificate describes the condominium as all of Lot 3B of the Stoneleigh Addition under a 2006 plat (Doc. 200600430155). That’s a lot-numbering difference worth handing to the title company.
Unit numbers begin with the 03 series and run to PH22, and there is no “13” series: a 12M row (12MA to 12MD) sits between 12 and 14. Ten accounts carry two letters, such as 08BC, 17AB and 21CD, which marks two original homes held as one. The roll grew from 62 accounts in 2025 to 64, with 04B and 14B appearing for the first time, and the 64 common-element shares add up to exactly 100%.

A $3.59 million median, raised for 2026 § 02
Values on the roll begin at $1,326,000 for 08D, a 1,665 sf home, and top out at $8,144,300 for PH22, a 7,082 sf four-bedroom. The median account is $3,594,710, and the middle half lies between about $2.05 million and $4.48 million. Per square foot, values run from $796 to $1,155, with a $915 median.
DCAD rates 62 of the 64 homes excellent and two very good, so condition explains little of the gap between units; size and stack do. The 2026 notices went mostly one way. Of the 62 accounts on both rolls, 52 went up, 6 went down and 4 held, and their combined value rose about 4.7%.

Year built 2008, declaration restated 2011 § 03
Every account is dated 2008 on the roll. The governing document now in force is the Second Amended and Restated Condominium Declaration, dated November 14, 2011 (Doc. 201100328231), and ten amendments to it were recorded between March 2013 and February 2016, the last on February 2, 2016 (Doc. 201600028001).
No current owner’s deed is older than February 5, 2014, and only 10 owners took title before 2016. Current-owner deeds bunch in 2023, with 11 accounts last conveyed that year, against 4 in 2024, 7 in 2025 and 2 so far in 2026, the latest on May 1.

The 3,948 sf A line and the combined homes § 04
The single most common plan is 3,948 sf, and all 13 accounts of that size sit in the A position, 05A through 19A plus 12MA. Next is 3,245 sf on seven accounts. By bedroom count the roll shows 2 one-bedrooms (1,599 to 2,315 sf), 21 two-bedrooms (1,780 to 6,161 sf, median value $2,009,250), 33 three-bedrooms (3,244 to 7,450 sf, $4,047,120), 7 four-bedrooms (1,665 to 7,082 sf, $4,084,210) and one five-bedroom of 5,427 sf.
The largest homes are the merged ones. 20AB measures 7,450 sf, 17AB 7,193 sf and 08BC 6,161 sf, and PH22 alone covers 7,082 sf. Fifty-six homes record a fireplace and 61 a half bath, and the county codes the structure as metal frame with brick veneer.

FirstService, and a long fee schedule § 05
Residences at the Stoneleigh Condominium Association, Inc. is managed through FirstService Residential Texas at 14951 North Dallas Pkwy, Suite 600, and keeps a site at residencesatthestoneleigh.com. The certificate on file with the state registry was recorded February 12, 2024.
A sale here involves several separate charges: a resale certificate of $375 or more (capped at the statutory maximum), rush fees of $125 for one to two days or $75 for three to five, a $75 update after 30 days, a $295 transfer fee and a $26.50 welcome packet. There is also a working capital contribution equal to twice the monthly assessment for the unit being sold. Refinancing owners pay $150, and a lender questionnaire ($350) or copy of the governing documents ($345) is optional. No assessment rate is printed, so dues remain blank.

Downtown Connection TIF, homesteads and agents § 06
All 64 accounts fall in the City of Dallas, Dallas ISD, Dallas County, Parkland Hospital and Dallas College, under Planned Development zoning, and DCAD tags each one to the Downtown Connection TIF, subdistrict Zone A. Look up the attendance zone in Dallas ISD’s school finder before relying on a campus.
Forty-six accounts (72%) have a homestead exemption and 28 an over-65 exemption; 27 list a property-tax agent and 18 are owned through a trust or company. For a buyer, the practical points are the entry price, since nothing on the roll is below $1.3 million, the working-capital payment equal to two months of dues at closing, and the lot-description mismatch above, which a title commitment should resolve before you sign.
