109 accounts on a two-acre Turtle Creek lot § 01
DCAD’s 2026 certified roll carries 109 residential accounts at 3505 Turtle Creek Blvd, filed under the legal name “Vendome on Turtle Creek Condo” on Lot 1 of Block 2/1043. The land record gives the site as 91,006 sf, or 2.0892 acres, zoned as a planned development. Unit numbers start at 01H and climb to the 20s, with a floor prefix and a letter for each home.
Three accounts each join two original units: 10F with 10G, 18A with 18B and 20B with 20C. The 2025 roll listed 110 accounts. Six of last year’s unit numbers are gone and five new ones appear for 2026, so the roll’s unit numbering has changed within the past year. Ask for the recorded plat or amendment that matches a unit before you rely on a floor plan from an older brochure.

A $1.9 million midpoint, and 94 homes past $1 million § 02
The cheapest 2026 appraisal here is $741,130, on 06F, a one-bedroom of 1,190 sf. The top is $11,792,000 for the combined 18A, a two-story home of 14,740 sf. The median account is $1,904,860, and the middle half sits between $1,127,630 and $2,588,000. Only 15 accounts are valued under $1 million. Taken together, the 109 appraisals total about $230.8 million.
Per square foot, DCAD’s numbers run from $489 to $850 with $667 at the center. Condition grades explain much of that spread: the 34 homes rated excellent have a median near $741 a foot, the 65 rated very good about $655 and the 10 rated good about $595. For 2026 the district raised 15 matched accounts, lowered 18 and held 71, and the matched set lost about 0.8% of value in total.

Finished in 2000, declared in 2002 § 03
Every account carries a 2000 year built. The condominium regime came after: the Declaration of Condominium for The Vendome is Dallas County Document 200201950677, and one amendment, Document 202000203427, is the only change the association’s certificate lists. The oldest deed still in force on any unit dates from October 17, 2002, which lines up with the first owners buying once the declaration was in place.
Thirty-two owners took title before 2016. Recent movement is steady rather than heavy: 11 deeds in 2024, 8 in 2025 and 9 so far in 2026, the latest June 24. Twenty-one accounts are held by a trust or a company, and 38 name a property-tax agent on the roll, more than a third of the building.

Fifty-eight two-bedrooms and ten two-story tops § 04
Two-bedrooms are the core of the building, 58 accounts from 1,630 to 5,390 sf with a median value of $1,497,550. There are 32 three-bedrooms of 2,873 to 5,310 sf ($2,613,840 median), 14 one-bedrooms of 1,190 to 1,895 sf ($880,770) and five four-bedrooms that run from 6,236 sf to the 14,740 sf combined home ($5,330,000). The most repeated sizes are 4,200 sf (15 accounts), 3,616 and 3,439 sf (14 each), then 2,455 and 1,190 sf (13 each).
DCAD codes ten homes as two-story, all on the 18 and 20 levels, from 3,077 sf at 20F to 14,740 sf at 18A. Fireplaces are close to universal: 108 of 109 accounts have at least one. Eighty homes have a half bath, and 31 three-bedrooms carry four full baths. The roll describes the structure as metal-framed with stucco exterior walls.

FirstService, and what a resale costs § 05
The association is The Vendome on Turtle Creek Owners Association, Inc., a Texas nonprofit, managed by FirstService Residential Texas from 14951 North Dallas Pkwy, Suite 600, in Dallas (ZIP 75254). Its certificate was recorded September 10, 2024, and lists 214-871-9700 for contact; owners reach documents through the association’s connectresident.com portal.
The certificate prices a sale in pieces. The transfer fee is $340. A resale disclosure package costs $375 on a 6 to 10 day turnaround, $450 in 3 to 5 days and $500 in 1 to 2 days, and an update within 60 days is $75. A refinance certificate runs $150 to $275 by speed, and lenders’ condo questionnaires $220 to $350. The working capital contribution equals three months of dues. No dues amount is printed, so this file leaves dues blank.

City of Dallas, Dallas ISD, and long-time owners § 06
All 109 accounts are coded to the City of Dallas and Dallas ISD, with no special taxing district and no TIF on the roll. Dallas ISD assigns campuses by address, so check the unit’s address in the district’s own lookup before you count on a school.
Seventy-three accounts (67%) have a homestead exemption and 56 an over-65 exemption. That second number matters for a buyer: an over-65 owner’s school taxes are capped at a ceiling that does not pass to the next owner, so the current owner’s bill can understate what you will pay on the same value. Eighty-seven owners receive their tax mail at the building itself.
