132 Lee Parkway accounts, numbered into the 2400s § 01

On DCAD’s 2026 certified roll, 3401 Lee Pkwy (ZIP 75219) carries 132 residential accounts filed as “Mayfair at Turtle Creek Condos,” Block 1/1041, Lot 1C, 1.9634 acres; the land record shows 85,526 sf zoned planned development. Unit numbers run from the 100 series up to 2401 through 2403, skip the 1300s, and include seven letter-coded accounts: 1A, 1B, 2A, 2B, 4A, 4B and a combined 3A/B.

This file no longer states a floor count; the figure it used to show had no source we could open, and unit numbering is not a floor count. The roll itself shrank by three: the 2025 export had 135 accounts, units 406, 407, 1405, 1604 and 1706 are gone, and 307 and 1001 are new. Common-element percentages in the 132 legal lines total 94.67%.

Fifty-eight accounts at $1 million or more § 02

The 2026 appraisals range from $313,660 for unit 104 (823 sf) to $3,021,200 for unit 2301 (5,395 sf). The median is $910,360, the middle half runs $615,330 to $1,094,350, 58 accounts are at or above $1 million and six exceed $2 million. Across all 132 accounts the roll totals about $129.0 million.

Height buys space more than a higher rate. Units numbered in the 100s through 600s have a $607,790 median value and $425 a foot; the 2000s through 2400s reach $1,610,750 but only $441 a foot, because the homes up there are larger, a 3,615 sf median. Values were steady this year: of 130 accounts on both rolls, 117 held, 11 were lowered and two raised, a combined change of -0.05%.

Declared in July 2000, with 14 reallocation filings since § 03

DCAD gives every account a 1998 year built. The association’s certificate traces the regime to a declaration recorded on or about July 6, 2000, Volume 2000130, Page 7482, amended on or about June 28, 2001 (Volume 2001126, Page 4064), August 7, 2001 (Volume 2001153, Page 8897) and November 17, 2017 (Document 201700326309).

The certificate also lists 14 recorded updates, corrections and revisions to the allocation of interest, from 2008 through 2025 (the latest is Document 202500221929). Anyone buying a combined or re-divided home should check its share against the newest of those filings. Some titles go back to the first sales: the oldest deeds on the roll are units 202, 908 and 206, dated September 6, September 26 and October 9, 2000.

A 1,730 sf plan leads a wide mix § 04

Sixteen accounts share a 1,730 sf plan, ten are 2,308 sf, and 2,080 sf and 1,431 sf have nine each. The bedroom coding is broad: 77 two-bedrooms, 26 one-bedrooms, 18 three-bedrooms and three four-bedrooms, while eight accounts carry no bedroom count. The letter-coded homes run 2,370 to 2,576 sf, except 3A/B, a 4,946 sf four-bedroom.

DCAD grades 63 homes good, 56 very good and 13 excellent, with medians of $408, $430 and $465 a foot. Nine accounts list a fireplace. Seven accounts exceed 4,700 sf: 2301 (5,395 sf), 303 (5,112 sf), 3A/B, 2003 and 2103 (4,820 sf each), and 2101 and 2201 (4,777 sf each).

WRMC and a two-month working-capital charge § 05

Mayfair Condominium Association, Inc. is managed by WRMC, 6565 N. MacArthur Blvd #420, Irving 75039 (855-435-4596, info4hoa@worthross.com); the dedicatory instruments are posted through wrmcinc.com. The board president signed the certificate on January 20, 2026, and it was recorded the next day.

Its fee schedule lists $375 for the resale package, $75 for an update, $450 for a three-business-day rush and $500 for next-day handling, and a $375 transfer fee. Buyers fund working capital equal to two months of assessments. The certificate does not state the assessment itself, so this file leaves dues blank.

Seventy-two over-65 exemptions and 36 tax agents § 06

All 132 accounts are coded to the City of Dallas and Dallas ISD, with no TIF on the 2026 roll. One hundred four (79%) claim a homestead, and 72 of those also have an over-65 exemption, more than half the building; three carry a disabled-veteran exemption. Those limits belong to the current owner, so a buyer should estimate taxes from the appraisal rather than the seller’s bill.

Owner occupancy shows in the mailing addresses too: 114 owners have notices sent to 3401 Lee Pkwy, and 22 accounts are held by an entity or trust. Thirty-six accounts name a property-tax agent. Ownership turns slowly but steadily; 2025 was the roll’s busiest year with 17 deeds, and 48 owners have held since before 2016.
