Twenty-nine homes on four Cole Avenue lots § 01

Woodshire Court is small enough to read account by account. DCAD’s 2026 certified roll has 29 residential accounts at 3235 Cole Ave in ZIP 75204, filed as “Woodshire Court Condos” on Lots 10 through 13 of Block 13/969. The land record measures the site at 54,366 sf, which the legal line states as 1.248 acres, zoned planned development.

The legal descriptions split the homes into two buildings: 14 in Building A (units 015 through 085) and 14 in Building B (090 through 705), with unit 200’s legal line naming no building. The common-element share on each legal line follows the plan: 3.619% for every 1,678 sf home and 2.631% for the 1,220 sf homes that print one. The 2025 roll carried 31 accounts here; units 010 and 080 are not on the 2026 roll, and nothing new was added, so confirm with the association how those two numbers were folded in.

A tight $360,000 to $464,000 band § 02

There is little spread in what DCAD thinks these homes are worth. The lowest 2026 value is $360,000, for unit 600, and the highest is $464,080, for 505, the only home graded very good. Fifteen accounts are appraised at either $390,000 or $393,250, and the median is $393,250. The 29 values total about $11.6 million.

Per square foot, values run from $228 to $322 with a $277 midpoint. Condition grade does most of the sorting: the 18 homes graded good have a median of about $322 a foot and the 10 graded average about $232. Nothing was raised for 2026. Of the 29 accounts on both rolls, 3 were lowered and 26 held, for a combined drop of about 1.6%.

Built 1985, condominium declaration in Volume 96110 § 03

Every account carries a 1985 year built. The Declaration of Condominium Regime for Woodshire Court is recorded in Volume 96110, page 610, of the Dallas County records, and the longest-held deed on the roll dates to August 14, 1996. Six owners took title before 2016.

The pace has picked up lately. The roll shows 5 deeds in 2024, 7 in 2025 and 3 so far in 2026, the latest on March 13, so about half the community has changed hands in under three years. Only two accounts are held by an entity, one trust and one LLC, and two list a property-tax agent.

Two floor plans, both with stairs § 04

The county record shows only two sizes. Fourteen homes are 1,220 sf on two levels, and fifteen are 1,678 sf on three levels. All 29 have two full baths, a half bath and one fireplace, and all but one are coded two-bedroom; unit 075, a 1,678 sf plan, is recorded with three bedrooms.

The two plans appraise almost identically, with medians of $393,250 for the smaller layout and $390,000 for the larger, because 8 of the 15 three-level homes are graded average against 2 of the 14 two-level homes. If you need single-floor living, there is none on this roll. The structure is coded wood frame with brick veneer.

Goodwin & Company from Austin, and the fee sheet § 05

The association is Woodshire Court Homeowners Association, managed by Goodwin & Company, PO Box 203310, Austin, TX 78720-3310, at 855-289-6007 or info@goodwin-co.com. Governing documents are on the community site at dwch.sites.townsq.io, or through goodwin-co.com’s community search. The certificate was recorded September 17, 2025.

A resale certificate is $375, with an update at $75. Faster delivery than the standard 10 business days costs $350 for one day, $250 for three, $150 for five and $100 for seven. Add a $340 transfer fee, an optional $150 compliance inspection, $120 for a refinance and $120 for a statement of account. The buyer’s working-capital payment equals two months of assessments; no assessment amount is printed, so dues stay blank.

City of Dallas, Dallas ISD, mostly owner-occupied § 06

All 29 accounts are in the City of Dallas and Dallas ISD, with no special district or TIF on the 2026 roll. Dallas ISD assigns campuses by address; check the unit in the district’s boundary tool before you count on a school.

Seventeen homes (59%) have a homestead exemption and one has an over-65 exemption, so only one current tax bill here reflects a frozen over-65 school ceiling that would not carry over to a buyer. Twenty-three owners receive their tax mail at the property.
