Eighteen Bowser Avenue accounts on a half-acre lot § 01

On the Dallas Central Appraisal District’s 2026 certified roll, 4107 Bowser Ave (ZIP 75219) carries 18 residential accounts filed as “Alix Condominiums,” Block 33/1052, Lot 14A. The legal lines give the site as 0.550 acres and the land record as 23,949 sf, zoned planned development. Unit numbers run in three series, 101 to 110, 201 to 210 and 301 to 310.

The roll does not show the whole regime. The common-element percentages printed on the 18 legal lines total 60.05%, with most homes at 3.35% each, so a sizable share of the condominium is not on a 2026 residential account. The count also shifted: the 2025 roll had 20 accounts, units 109, 205, 206, 209, 304 and 305 are gone, and 103, 108, 303 and 307 are new. Ask the association for the current unit schedule before relying on a unit number from an older listing.

Eighteen two-bedrooms within $80,000 of each other § 02

Few Dallas condo buildings appraise as evenly. Every Alix account is a two-bedroom, two-bath home, and the 2026 values span only $361,970 (unit 310, 1,244 sf) to $441,800 (unit 101, 1,455 sf). The median is $394,050 and the 18 accounts total about $7.07 million. Per square foot the range is $278 to $304, and the median, $303, sits almost at the top of it.

Values did not move this year. All 14 accounts that appear on both the 2025 and 2026 rolls carry the same appraisal in both years, so a 2026 protest or a buyer’s tax estimate starts from last year’s number.

Built 2008, declared a condominium in 2013 § 03

DCAD records a 2008 year built for all 18 accounts. The association’s certificate, though, places the property under a Declaration of Condominiums recorded on or about December 13, 2013, as Dallas County Document 201300377350, amended once on or about December 4, 2015 (Document 201500321057). Read the 2015 amendment with the declaration when you review the resale package.

No deed on the current roll predates September 2014; units 104 and 301 have the longest-held titles, both from late 2014, the year after the declaration was recorded. Since then the building has turned over a few homes a year, three in 2025 and two so far in 2026, the latest on March 30. Five owners have held title since before 2018.

Ten of the homes share one 1,332 sf plan § 04

Sizes cluster tightly: ten accounts are 1,332 sf, three are 1,244 sf, two are 1,314 sf and two are 1,455 sf (101 and 301), with 309 the smallest at 1,218 sf. The 1,455 sf homes carry the largest common-element share on the roll, 3.70%, and the 1,244 sf and 1,218 sf homes the smallest, 3.10 to 3.15%.

No account lists a fireplace or a half bath. DCAD codes the construction as frame with a stucco exterior and grades 14 homes very good and 4 good; the four good-grade homes appraise a little lower per foot, a $291 median against $303.

WRMC, and a one-month reserve contribution § 05

Alix Condominium Association is managed by WRMC, 6565 N. MacArthur Blvd #420, Irving 75039 (855-435-4596, info4hoa@worthross.com), and owners reach the dedicatory instruments at wrmcinc.com. The board president signed the current certificate on January 30, 2026; it was recorded February 3, 2026.

Transfer charges, per the certificate: $375 for the resale disclosure package, $75 for a certificate update, $450 on top of the package for a three-business-day rush and $500 for one-day expedited handling, plus a $375 transfer fee. The reserve contribution at closing is one month’s assessment. The certificate gives no assessment amount, so dues remain blank on this file.

Dallas ISD, and a 39% homestead share § 06

Every account is coded to the City of Dallas and Dallas ISD, with no TIF or special district on the 2026 roll. Check the attendance zone with Dallas ISD by street address.

Only seven of the 18 accounts (39%) carry a homestead exemption, although 12 owners have their tax notices mailed to the building. One account has an over-65 exemption and one a disabled-veteran exemption; both end with that owner, so a buyer should price taxes from the appraisal, not the seller’s bill. Three accounts list a tax agent.
