Fourteen accounts on a third of an acre off Oak Lawn § 01
The 2026 certified roll of the Dallas Central Appraisal District lists 14 residential accounts at 4122 Avondale Ave, ZIP 75219, under “Avanti on Avondale Condominiums,” Block 1/1506, Lot 2A. Each legal line states the tract as 0.3459 acres, and the land record measures it at 20,529 sf with planned-development zoning. Eight unit numbers start with 1 (101 to 108), five with 2 (201, 202, 203, 205, 206) and one, 301, with 3.
Those 14 legal lines account for 78.97% of the common elements, so part of the regime is not on a 2026 residential account. The 2025 roll carried 16 accounts here; 204, 207 and 302 are not on this year’s roll, and 107 appears for the first time. Treat the roll as a partial unit list and get the full schedule from the association.

From $259,880 to $522,000, and three values trimmed § 02
Unit 103, an 825 sf one-bedroom, is the lowest 2026 appraisal at $259,880. The highest is 203 at $522,000, the only account DCAD codes as two stories (1,533 sf), just ahead of 205, the largest home at 1,725 sf and $500,250. The median account is $354,250, the 14 together total about $5.12 million, and the per-foot range is $250 to $365 around a $315 median.
DCAD cut three values this year and held the rest. Of the 13 accounts on both rolls, 202 fell from $429,650 to $398,000, 203 from $552,220 to $522,000 and 206 from $330,750 to $315,000; the other ten kept their 2025 figure. Combined, the matched group is down about 1.6%.

A 2004 declaration with a 2023 parking amendment § 03
The roll dates all 14 accounts to 2004, the same year the Declaration of Condominiums was recorded, on or about June 4, 2004, as Dallas County Document 200402916132. The certificate lists three amendments: the first on or about November 25, 2009 (Document 200900333427), the second on or about December 21, 2017 (Document 201700356094), and a parking amendment on or about April 21, 2023. Ask for the 2023 parking amendment by name with the resale package; document summaries prepared before April 2023 will not include it.
Two owners go back a long way: unit 301’s deed dates to November 2005 and 102’s to January 2010. Most of the rest changed hands in the 2020s, including four in 2025 and one in 2026, unit 201 on April 3. Two accounts list a tax agent, and none is held in a company name.
