84 accounts at 8616 Turtle Creek Blvd, ZIP 75225 § 01
The Sorrento is filed on DCAD’s 2026 certified roll as “Sorrento Condo,” 84 residential accounts at 8616 Turtle Creek Blvd on Block B/5464, Lot 1, 1.407 acres. The land record shows 61,289 sf zoned Multifamily District 3, and 83 accounts carry ZIP 75225; one is missing its ZIP code on the roll. Unit numbers run 100 to 524, in 100, 200, 300, 400 and 500 series of 4, 21, 19, 23 and 17 accounts.
This is the far north stretch of Turtle Creek Boulevard, not the Oak Lawn corridor, so neighborhood comparisons belong with Preston Hollow buildings. Between rolls, the 2025 export’s 85 accounts shrank to 84: units 311, 325, 403 and 412 dropped off and 204, 302 and 425 appeared, with 81 accounts on both.

Unit 200, at 753 sf, has the lowest 2026 appraisal, $238,500, and unit 519, the largest home at 2,340 sf, the highest at $690,300. Half the accounts fall between $307,760 and $463,980 around a $425,040 median, and the full roll totals about $33.8 million.
Medians by series are $489,490 in the 100s, $425,040 in the 200s, $415,000 in the 300s, $330,750 in the 400s and $497,640 in the 500s, all within $315 to $330 a foot. Ten of the 81 accounts on both rolls were cut, 71 were unchanged and none went up, for a combined −0.71%.

Built 2006, declared 2007, amended five times § 03
Every account carries a 2006 year built. The certificate cites the Sorrento declaration as recorded on or about September 14, 2007 (Dallas County Doc. 20070332617), then amended on October 4, 2007, June 27, 2008, April 17, 2009, November 9, 2011 and November 8, 2022. The oldest deed still on the roll is July 29, 2008.
The 2022 amendment is the newest, and the certificate does not say what any of the five changed. Read them in order before relying on a rule from the original declaration.

Twenty accounts with no bedroom count § 04
DCAD codes 29 accounts as one-bedrooms (753 to 1,508 sf, median $307,760), 26 as two-bedrooms (1,288 to 2,340 sf, $457,240) and nine as three-bedrooms (1,634 to 1,998 sf, $515,000). Another 20 accounts, 753 to 1,655 sf, have no bedroom count in the 2026 detail file, and 25 have no full-bath count, so verify the plan from the unit itself.
The 1,288 sf plan appears 17 times, then 1,050 sf (15), 1,406 sf (10) and 977 and 753 sf (seven each). Forty-four accounts list a half bath and 28 a fireplace. DCAD rates 48 homes very good, 32 excellent and four good, and records brick veneer on 51 accounts, stucco on 32 and stone on one.

A move-in deposit and a two-month reserve charge § 05
The Sorrento Owners Association, Inc. lists WRMC as its manager, at 6565 N. MacArthur Blvd #420 in Irving (855-435-4596; info4hoa@worthross.com), with dedicatory instruments available through wrmcinc.com. President Marc Lemke executed the certificate on January 30, 2026, and the county recorded it on February 4.
Two charges stand out on its fee list: a move-in deposit of $500, per the recorded certificate, and a reserve contribution equal to two months’ assessments. The rest follows WRMC’s standard schedule, a $375 resale package and $375 transfer fee, $75 for an update, and $450 (three-day) or $500 (one-day) for faster delivery. The certificate does not give the assessment, so dues are not shown.

Two-thirds homesteaded, 37 over 65 § 06
The 84 accounts are all City of Dallas and Dallas ISD, outside any TIF district on the 2026 roll. Fifty-six (67%) have a homestead exemption, 37 of them with an over-65 exemption as well, and one has a disabled-veteran exemption. Because those reductions leave with the seller, budget from the appraised value.
Sixty-six owners (79%) have notices mailed to 8616 Turtle Creek Blvd. Ten accounts are owned by an entity or trust, and ten list a tax agent. 2024 was the busiest recent year with 14 deeds, followed by seven in 2025 and five in 2026 through June 22; 11 deeds have recorded since August 1, 2025, and 17 owners have held since before 2016.
