Thirty-nine stucco accounts on a 0.752-acre Cedars lot § 01

DCAD’s 2026 certified export carries 39 residential accounts at 1111 S Akard St, all under the legal name “Buzz Condominium,” Block A/441, Lot 1A, 0.752 acres, ZIP 75215. Unit IDs are three digits from 200 to 417. Every account shows a 2006 year built and a stucco exterior, and none sits in a TIF district. The roll codes each unit as a single-story residence, which says nothing about the height of the building, so no floor figure appears in this file.

Values from $158,000 to $444,960, mostly flat on the year § 02

Unit 205, an 814 sf one-bedroom, carries the lowest 2026 appraisal at $158,000; the next-lowest one-bedroom, 203, is at $240,130. At the top, the 1,854 sf three-bedroom (unit 316) is appraised at $444,960, followed by units 300 and 414, both 1,152 sf, at $339,840. The middle half sits between $240,130 and $299,520 around a $277,670 median, and all 39 total about $10.8 million.

Against the prior market value DCAD lists for each account, 30 held steady, four rose and five fell, a net change of +0.83%. The per-foot median is $295.

Goodwin & Company runs the association from Austin § 03

Dallas Buzz Condominiums Owners’ Association, Inc. names Goodwin & Company as its designated representative, at PO Box 203310, Austin 78720-3310, phone 855.289.6007. Managing agent Kaci Maglich signed the certificate on August 15, 2025, and Dallas County recorded it on September 5, 2025 as Instrument 202500186211. It gives the condominium’s location as 1111 S. Akard Street, 75215, and points owners to dbuz.sites.townsq.io for the dedicatory instruments.

Two recorded documents govern the regime: the Declaration of Buzz Condominiums, Document 200600474520, and its First Amendment, Document 201600107545, both in the Official Public Records of Dallas County. Pull both; the amendment came ten years after the original.

A $340 transfer fee and a $375 resale certificate § 04

The certificate’s transfer list reads: resale certificate $375; resale certificate update $75; rush delivery ahead of the ten-business-day requirement at $350 for one business day, $250 for three, $150 for five and $100 for seven; optional compliance inspection $150; refinance fee $120; statement of account $120; rush covenant compliance inspection $300; transfer fees $340; and a $20 access deactivation fee.

A seller who orders the certificate early avoids the rush tiers entirely. Monthly assessments are not on the certificate, so the dues field above stays blank.

Two-thirds homesteaded, three deeds in the last year § 05

Twenty-six accounts (67%) carry a homestead exemption, and owners of 28 (72%) receive tax mail at 1111 S Akard. Five are held by an LLC, trust or similar entity, and two list a tax agent. A homestead leaves with the seller, so a buyer should budget taxes from the appraised value.

The oldest deed still on the roll dates to February 21, 2007, and nine owners have held since before 2016. Three deeds were recorded on or after August 1, 2025 and seven since August 1, 2024; the latest is June 24, 2026.

Fourteen 814 sf one-bedrooms, twenty-four two-bedrooms, one larger home § 06

Three sizes cover most of the building. All 14 one-bedrooms measure 814 sf, with a $240,130 median appraisal. The 24 two-bedrooms run 984 to 1,152 sf (984 sf repeats 14 times, 1,081 and 1,152 five times each) around a $290,280 median. A single three-bedroom of 1,854 sf is the outlier.

Thirty-three accounts have one full bath and six have two; one has a half bath and none has a fireplace. DCAD rates condition very good on 33 accounts, good on three, average on two and excellent on one.
