Fifty-five accounts, Block A/2939, all coded 2005 § 01
DCAD’s 2026 certified roll lists 55 residential accounts at 5656 N Central Expy, ZIP 75206, every one under the legal name “M Central Residences Condo,” Block A/2939, part of Lot 1. The legal description’s 3.905 acres covers the whole platted lot, not a residential footprint. Each account shows a 2005 year built and brick-veneer exterior walls; none sits in a TIF district, and all fall in Dallas ISD.
Unit IDs run from 100 to 904 in three digits. That numbering is a label, not a floor count, so no height figure appears in this file.

FirstService Residential manages from North Dallas Parkway § 04
The association, M Central Residences Condominium Association, Inc., gives its mailing address and designated representative as c/o FirstService Residential Texas, Inc., 14951 North Dallas Pkwy., Suite 600, Dallas 75254, telephone 214-871-9700. Resale certificates are ordered through FirstService’s resale-and-lender-documents portal, and the owner site is TheResidencesAtTheHighland.connectresident.com.
An officer executed the certificate in December 2024 under Section 82.116 of the Texas Property Code, and Dallas County recorded it January 24, 2025. It names the condominium’s location as 5656 North Central Expressway, 75206.

A 2005 master declaration and three amendments § 05
M Central Residences was created by a Master Condominium Declaration recorded September 16, 2005, County Clerk’s File No. 3511362 (Volume 2005182, Page 111) in Dallas County’s real property records. The certificate lists a first amendment of December 29, 2006 (File No. 200600480560), a second of January 24, 2007 (File No. 20070028530) and a third of August 7, 2014 (File No. 201400200186).
One oddity to check at the county clerk: the certificate’s first-amendment line carries the title “Master Condominium Declaration for 1999 McKinney,” while the file number sits in the M Central sequence. Pull that instrument and read its caption before relying on it.

Closing costs on the association’s list, including three months’ dues § 06
Item 10 of the certificate prices a sale: transfer fee $340; resale disclosure package $375 at six to ten days, $450 at three to five, $500 at one to two; update within 60 days $75; refinance certificate $150, $225 or $275 on the same timing; uniform condo questionnaire $220, $275 or $325; custom lender form $350.
The working-capital or reserve contribution equals three months’ dues. Because the dues amount itself is not printed, the dues field above stays blank; ask for the current budget with the resale package.
