Reading this market § 02

What moves price here

Trail and park adjacency is the premium. Katy Trail–facing units clear $75–$120/sf above identical plans across the street, and Klyde Warren proximity does the same at the district's south end.

Vintage matters less than management: several 1980s Turtle Creek–edge buildings with strong reserves outperform 2000s towers with dues creep.

District FAQ § 03

Is Uptown or Victory Park better for resale?

Uptown's McKinney corridor has the longer track record and deeper buyer pool; Victory Park is newer, more event-driven, and more volatile — units there swing more with the arena calendar and new supply. Trail-adjacent Uptown has been the steadiest appreciation in the district.

What do HOA dues run in Uptown high-rises?

The district spread is roughly $0.68–$1.42 per square foot monthly. Full-service towers with valet and concierge cluster at $1.10+; boutique and mid-rise buildings run under $1.00.

Can I buy a condo here and rent it out?

In most buildings yes, but nine of the thirty-one restrict leasing with caps or minimum terms — check the building file before writing an offer if rental flexibility matters to you.

Community & everyday life § 04

This district runs on its parks. Klyde Warren Park anchors the south end with free year-round programming — fitness classes, food trucks, live music, watch parties — and its free off-leash dog zone, My Best Friend's Park. The Katy Trail forms the 3.5-mile spine north to Knox and Mockingbird (leashed dogs welcome), Griggs Park adds 8 historic acres in the heart of Uptown, and Mutts Canine Cantina pairs membership off-leash parks with a bar for the humans. Full details, the annual events calendar, and how to plug into HOA and district meetings live in the community file.
