Trail and park adjacency is the premium. Katy Trail–facing units clear $75–$120/sf above identical plans across the street, and Klyde Warren proximity does the same at the district's south end.
Vintage matters less than management: several 1980s Turtle Creek–edge buildings with strong reserves outperform 2000s towers with dues creep.

Is Uptown or Victory Park better for resale?
Uptown's McKinney corridor has the longer track record and deeper buyer pool; Victory Park is newer, more event-driven, and more volatile — units there swing more with the arena calendar and new supply. Trail-adjacent Uptown has been the steadiest appreciation in the district.
What do HOA dues run in Uptown high-rises?
The district spread is roughly $0.68–$1.42 per square foot monthly. Full-service towers with valet and concierge cluster at $1.10+; boutique and mid-rise buildings run under $1.00.
Can I buy a condo here and rent it out?
In most buildings yes, but nine of the thirty-one restrict leasing with caps or minimum terms — check the building file before writing an offer if rental flexibility matters to you.
